Message from Camelback High School

Greetings from Camelback High School!

We are so fortunate to have partners like the leaders in BAP who are helping us feed our families this Holiday season.  I wanted to provide some data for context.  Camelback High School serves a population where 90% of our students qualify for free and reduced lunch which for a family of four would be an annual income of less than $39,000.  Within that population we have over 35 students who qualify as homeless and we are often the first and main resource to provide food and clothing.

This Holiday season it is our goal to provide full meals for over 100 families in addition to the normal food
boxes that we provide.  Your donations, support and generosity is always appreciated!  Below is a flyer that
we shared with our staff and if you can provide any donations it would be very much appreciated!

Go Spartans!

Message from Autism Life and Living

Our charity for the December 14th BAP Holiday event will be our member Autism Life and Living. Please go
to www.autismlieandliving.org for more information on ALL’s mission.  In terms of monetary donations, Lisa
created a brochure with a web link and QR codes to scan.  This page is also found on ALL’s website
at: https://autismlifeandliving.org/ways-to-help/

You have the option donating to a specific campaign or choosing your own donation amount. Other items that would be helpful are grocery store, Walmart, Target, and Amazon gift cards.  This will assist them in
purchasing program supplies and food for their low-income members. Anyone who donates will receive a
receipt for tax purposes.

We will also be collecting nonperishable food items, gift cards and monetary donations for the Camelback
High School Food Pantry at our December 14th event.

Message From Arizona State Treasurer

Hello Biltmore Area Partnership Members,
I extend warm holiday greetings from the Arizona State Treasury! As the season of holiday shopping
approaches, it is important for families to balance the list of gift giving and fun filled festivities with the money in their pocketbooks.
As Arizona’s Treasurer, I’m also a Mom and holiday shopper myself, so I understand the unique challenges
this time of year when spending trends increase and making sure all the shopping excursions are in check
with smart money management. The holiday season is a time for creating cherished memories with our loved ones. With thoughtful planning, we can embrace the joy of holiday shopping and be generous without undue financial strain.
Here are some 5 practical tips on how you and your family can successfully navigate holiday
shopping this season.

Create your holiday spending plan.

As we enter the holiday season, it is essential to map out your holiday spending plan and create a budget.
Once you figure out how much you can afford, make a list of everyone by name, including your family, friends, teachers and coworkers and write down an amount for each person. Also take into consideration other holiday expenses such as decorations, food for gatherings, greeting cards, travel and charitable contributions.
By making a spending plan and sticking to it, you can be confident that you are entering the holiday season
with a financial peace of mind.

Take advantage of sales and discounts.

Maximizing savings while shopping is an essential strategy to avoid overspending. With a detailed budget in
place and spending plan mapped out, start by conducting comparison price checks across various retailers to identify the best deals for your desired items. When shopping online, take an extra few minutes to search for coupon codes. You may be able to score a discount on your purchase, a code for free shipping or other
special promotions. Many larger retailers offer price protection, so if you purchase something now and the
price goes down later, request a refund for the price difference.

Make a shopping list and check it twice!

Before you start shopping online or in-person, create a list of everything you want to purchase for that specific shopping experience. Stores are designed to incentivize you to buy as much as possible, so walk in prepared with a plan and don’t get distracted. Avoid taking your cart through the store aisle by aisle as it creates the temptation to buy something that’s not on your list. If your gift giving list is long, start early to catch the savings that have already started and remember that inventory is less optimal the longer you wait.
Avoid credit card debt and “buy now, pay later” purchases.

NerdWallet’s annual holiday shopping survey found that over half of Americans incurred credit card debt in
the last holiday season, and 31% of whom have still not paid off these balances. Consider opting for cash
transactions to keep yourself within spending limits or ensure you have a clear plan for timely repayment of
credit card purchases. While it may be tempting to use an after-pay program, try your best to only buy what
you can afford at the time of purchase. Payment plans often have hidden fees or interest rates above 15%.
Stay within your budget and never spend more than you have in the bank.

Organize a holiday gift exchange.
If you have a large family or friend group, planning a holiday gift exchange with a price limit can help alleviate excessive spending this holiday season. By only purchasing one gift, your entire group will save money and still have an exciting and unique gift-giving experience. At the Arizona Treasury, my staff does an annual white elephant exchange with a $20 limit. This alleviates the stress of buying multiple gifts for various co- workers, and creates a fun and memorable experience for my team as they deliberate over the ultimate gift swap in the spirit of the playful gift exchange.

As we enter this holiday season, I extend my sincere wishes for a special and joyous time shared with your
loved ones. The smart financial choices and planning you do now can ensure you enter 2024 with the
financial freedom you deserve.

As always, if you or your organization require my Office’s assistance, please do
not hesitate to contact us at (602) 542-7800 or aztreasury.gov/contact. I wish
you and your family a joyful and blessed holiday season!
Sincerely,
Arizona Treasurer Kimberly Yee

Message from Councilman Kevin Robinson

This holiday season the district six team wants to honor and recognize the importance of bringing
families together. It is a time to gather, to rest, and to enjoy the precious moments we can spend
with our loved ones.

Looking back to the last nine months in office, I am filled with gratitude at what we have been able
to accomplish. By working with our district six constituents, we have been able to solve a over 356
constituent cases throughout our communities. In addition, we have had a delightful time engaging
in resident conversations at our coffee chats, neighborhood events, and city events.

All of this could not have been accomplished without the guidance and support from our residents.

Thank you to my team, Jennifer Wingenroth, Jack Keeney, Cody Kellogg, and our Arizona State
University intern Regan Gallo, for supporting me every step of the way no matter the learning
curves. Thank you to my wife for also being my endless support in this journey.

I wish everyone a safe December that is full of family time. The district six team looks forward to
what the new year brings!

All the best,

Councilman Kevin Robinson

BUSINESS HIGHLIGHTS

The Phil Tibi Group Real Estate Market Update.

While talking real estate…Interested in keeping up to date on new Biltmore listings coming to the market and seeing what recently sold in your neighborhood? Download this very special App below: (Similar to Zillow or Realtor.com except on steroids and real-time accurate info!)

NOVEMBER MARKET STATS
In the Phoenix real estate market, October saw a significant rise in mortgage rates, impacting demand and
causing a drop in pending listing and monthly sales. However, listings have started to stabilize supply levels, shifting the market towards a more balanced state.

Despite this change, the average closed price per square foot increased by 3.4% in the last month, while the
median sales price remained relatively steady. The Federal Reserve’s decision not to raise the Federal
Funds Rate in November led to a sudden drop in mortgage rates, potentially stimulating demand. The new
home market remains robust due to limited resale supply, resulting in faster price increases. The focus now is on whether buyers respond positively to rates below 7.5% in the coming month.

As always, we want you to know that we are here for you ready to help you make the best real estate
decision for your unique needs.

Arizona Biltmore Golf Club and Adobe Restaurant

New Estates Golf Course: Have you played the new Estates Course? The course debuted to limited
preview play in early November and has continued to mature in the weeks since. While still young, we think
you’ll agree that the new layout has ‘the bones’ to be a fun-to-play resort course for years and years to come. With new green complexes, recontoured fairways, new mounding throughout the course, and beautiful white sand bunkers, the Estates Course is a completely new golf experience. For tee times visit
www.AzBiltmoreGC.com.

New Clubhouse Construction Update: The new Arizona Biltmore Golf Club clubhouse is really starting to
take shape as crews have applied stucco, paint and the famous Biltmore block to the exterior of the building.
Work on the inside of the building continues with walls framed, insulation added, electrical and plumbing
installed, and drywall starting to go up. The clubhouse project is expected to be completed in spring 2024. To learn more about the new clubhouse and to see artist renderings, please visit the project website at
www.yourbiltmoregolf.com.

Adios Adobe Clubhouse: We’ll be saying goodbye to the old Adobe clubhouse in late December. The nearly
100-year-old building will be demolished to make way for the new clubhouse and additional parking. The last day the Adobe Restaurant will be open for business is December 18th , so be sure to swing by for a final meal or cocktail to say so long to the timeworn structure.

The Adobe Restaurant and Bar Closing December 18th: As noted above, the Adobe Restaurant and Bar
will close at 2:00 on December 18th . Enjoy Adobe favorites like our pancakes, The Reuben and sliders one
more time before we close. And, say ‘cheers!’ to the Adobe with a $4 Barn Brew (any day) or on Saturday
and Sundays a $6 Bloody Mary with house made Bloody Mary mix or $6 mimosas (dine in only).
Food and Beverage Option: With the Adobe Restaurant set to close on December 18 and the new
clubhouse and restaurant scheduled to open this spring, the Arizona Biltmore Golf Club will offer guests
limited food and beverage options out of the Hot Dog Stand. We apologize for the inconvenience but look
forward to welcoming guests to the new restaurant in the spring.

Membership Sales Reopened: With the Estates Course open and the new clubhouse opening in 2024,
membership sales have reopened at the Arizona Biltmore Golf Club. Memberships are available for
individuals, families and corporations. For more information on the membership options available, contact
Steffen Koury at (602) 955-9794 or skoury@jdmgolf.com.

No Trespassing: A friendly reminder that the Arizona Biltmore Golf Courses are private property. If you see
this activity, please contact the golf shop, and if it is after hours, please contact the City of Phoenix Police
Department. Use of the golf courses is reserved for members and customers of the Arizona Biltmore Golf
Club. Trespassers, including (but not limited to) walkers, joggers and those walking pets, will be cited. For
your safety, please do not enter the clubhouse construction area. We appreciate your cooperation.

country, all frontline workers and first responders (doctors, nurses, police, fire, emergency services and
military) will receive $5 Off of their round. Bring up to 3 friends with you at the same rate and enjoy the great conditions. (Must have valid I.D., good for all current and retired personnel).
